Big Sur ParcelsLocation and ZoningThe property lies within Monterey County, California under the Coastal Commission and is within the Big Sur Land Use Planning Area. The property is zoned SCZ-40. The zip code is Carmel, CA 93923. SizeThe more Westward parcel is approximately 61 acres and the more Eastern parcel is approximately 144 acres. The property was originally approximately 205 acres and has been split into 2 separate parcels, with 2 separate certificates of compliance certifying that the parcels are separate. Each has their own identifying numbers. Both parcels are currently on the market for $1.75 million each. In 2005 the total acreage appraised for $5.2 million. In 2006 both parcels were in escrow for $4.4 million. To my knowledge, the current allowable buildings per parcel are a home, a guest house and a caretakers unit. Besides ocean and mountain views, the major view plane to the North is of a large ranch that is part of the Big Sur Land Trust. There are several large parcels of land in the area that have been set aside for preservation. Improvements to the PropertyRoads and TrailsWe put in a couple of miles
of 4WD roads and foot trails that have been recorded with the County.
There are also 3 foot bridges along the trails. In 1976 we acquired an
encroachment permit as required when transitioning from a County road onto

Ingress from County Road obtained in 1975-76 RedwoodsThe Property contains huge stands of majestic California redwood trees There are some fallen redwood trees on the property and to my knowledge it is allowable for owners to use trees that have fallen for their own use on site. Conservative estimates are that there is approx 60,000 board feet of redwood currently down on the property. Tree FarmAdditionally, in 1975/1976 we planted a tree farm of non-native species of Douglas Fur and Monterey Pine. It is estimated there are approximately 4,000 of these trees currently growing on the property, some as tall as 250’-350’ tall. It may be possible to harvest some of these, as they are not native species and were planted as a tree farm. There are also oak trees and chaparral on the property. WaterThere is water on the property this is a HUGE PLUS. There is an active spring on the Eastern parcel (144 acres). Both parcels will have the right to obtain water from the spring. At last check it was pumping approximately 30-40 gallons per minute. There may be other springs on the property as well. There is also a man that locates underground water for $500. We have put in a 300 gallon water tank and we have approximately 2000’ feet of hose hooked up to a solar timer. There is also approximately 2000’ feet of 1 ½” hose slated for bringing water to the Western parcel with the addition of a water pump. SurveyThere have been 7 points on the property that have been surveyed; one is the opening where the property touches the County road, the top side and corners on the property. Tax BenefitThere is a huge tax benefit, or credit, to a land owner to dedicate part of a parcel as a scenic easement or scenic preserve. This is a policy that appears to be in place for the next 2 years. The tax benefit may be as much as, the specially appraised value of the dedicated portion of land.
